1. Understand What “Full-Service” Actually Means

Plenty of companies call themselves full-service. Fewer actually are. Ask specifically what’s included:

  • Is housekeeping in-house, or outsourced to a rotating cast of contractors?
  • Does the company handle maintenance directly, or do you get billed separately every time something needs fixing?
  • Is there a real, physical office you can walk into, or is everything routed through a call center?

2. Ask About Building-Specific Knowledge

Waikiki condos aren’t interchangeable. Each building, whether it’s Waikiki Banyan, Ilikai, Island Colony, Pacific Monarch, or one of the other towers, has its own house rules, association requirements, and quirks that affect how a unit should be listed, priced, and maintained. A manager who treats every building the same is a manager who hasn’t done the homework.

Ask a prospective manager how many units they currently manage in your specific building. If the answer is none, ask how they plan to get up to speed before your first guest checks in.

3. Look Past the Management Fee

A lower management fee can look appealing on paper and cost you more in practice. Some companies keep the headline fee low, then make it up through markups on cleaning, maintenance call-outs, or supply restocking. Others bundle services in a way that’s genuinely hard to compare side by side.

When you’re evaluating offers, ask for the full fee structure in writing: management commission, cleaning fees, maintenance markup (if any), and any recurring charges. Compare total cost, not just the number on the homepage.

4. Meet the Person Actually Managing Your Property

Even if it’s over video, meet the person or team who will be handling your unit day to day. They should know your building, your local market, and your guests, not just recite a script from a training manual. A manager who can speak specifically about occupancy patterns, seasonal pricing shifts, or guest turnover in your building is showing you they actually operate there.

5. Understand How They Handle Compliance

Hawaii’s short-term rental rules, and the paperwork that comes with them, are not optional. A management company should be able to speak clearly about how they handle transient accommodations tax filings, permits where applicable, and any building-specific restrictions on short-term rentals. If a company is vague on this point, that vagueness tends to become your problem later, not theirs.

6. Ask What Happens Beyond Booking Management

Some owners want a manager who books guests and nothing else. Others want a partner who can also help with renovations, interior design updates between seasons, or even future real estate decisions, buying, selling, or restructuring how a property is used.
