Space

Morning light spills through the windows as the Pacific stretches out before you, Diamond Head rising steadily against the sky and Waikiki’s rooftops fanning out below. Step onto your private lanai and let the warm island air settle around you – this is the kind of view that makes it hard to leave. Perched on a high floor of the Waikiki Banyan in Tower 1, this one-bedroom apartment puts ocean and mountain perspectives front and center from the living area, bedroom, and balcony alike.


The space

The open layout is arranged for easy, comfortable living. A window AC unit and ceiling fans keep the interior cool, and fast wifi (356 Mbps, verified by speed test) along with an Ethernet connection make it equally suited to streaming or remote work. A TV rounds out the in-home entertainment options.


Sleeping arrangements

The bedroom sits behind a sliding panel door for added privacy and holds two queen-size beds, room-darkening shades, and clothing storage with a closet and dresser. The living area offers a pull-out sleeper sofa as a third sleeping option – a practical setup for groups of up to four. Bed linens, extra pillows, and blankets are provided.


Kitchen and dining

The fully equipped kitchen is set up for everything from a quick breakfast to a full sit-down meal. Appliances include an LG refrigerator, LG electric stove, oven, microwave, dishwasher, freezer, and a Keurig coffee machine. Cooking basics, dishes and silverware, wine glasses, a blender, rice maker, toaster, baking sheet, and hot water kettle are all on hand. A dining table gives you a proper place to eat in.


Bathroom and laundry

The bathroom includes a walk-in shower, hot water, and a full set of essentials – hair dryer, shampoo, conditioner, body soap, shower gel, and towels. Paid washer and dryer facilities are available in the building, with laundromat options nearby as well.


Outdoor living and building features

The private lanai is furnished with outdoor seating and an outdoor dining area, offering a comfortable perch for morning coffee or an evening wind-down with views. Downstairs, the building features a shared BBQ grill (gas), sun loungers, and beach essentials including beach towels, an umbrella, a beach blanket, and snorkeling gear. A shared sauna is also available. Free parking in the on-site garage accommodates one vehicle, and an EV charger (Level 2, 220V) is on-site. Elevator access and a single-level interior with no internal stairs add to the ease of the stay. There is also an outdoor playground in the building.


Location

The Waikiki Banyan sits in the heart of Waikiki, within easy reach of the beach, Kapiolani Park, dining, shopping, and public transportation. Shared beach access is nearby, and free resort access is available for guests. The neighborhood is walkable and well-connected, with Diamond Head as a constant landmark on the horizon.


Good to know

Self check-in is via keypad with a personal PIN. Check-in begins at 3:00 PM; checkout is by 10:00 AM. Long-term stays of 28 nights or more are welcome. Beach essentials are provided for days by the shore.

House Rules

Additional: Please note, that this condo accommodates a maximum of 4 persons (inclusive children), we cannot allow more people in this property.

House Rules:

Neighborly Conduct. You will be staying in a privately owned property that has neighbors. Please ensure that you act in a neighborly and courteous manner towards your neighbors. Please keep noise to a minimum before 8:00 am and after 10:00 pm. Violation of this rule may result in a fine Please treat the property, its furniture, fittings, utensils, and other facilities with all due care and respect. Please treat the property and the neighbors with the respect you would want others to treat yours.

No pets, no smoking (even on the balcony/lanai). $250 minimum fee if you smoke in the unit during your stay.

Only people listed on the AirBnB listing are allowed in the unit without prior permission. If you have more people in the unit without permission than on your reservation there is a $100 per person extra charge. No parties or events are allowed in the unit or at the pool/BBQ area. The minimum fine for unauthorized events will be $500 + condo association fine for cleanup. Only guests listed on the reservation are allowed to use building amenities.

Furnishings. Furniture, bedding, mattress pads, kitchen equipment, utensils, or any other property supplied with the rental property must not be moved. Loss of these items, as well as damage to the property or furnishings over normal wear, will be charged to you. All contents of the home are the property of the owner. If something should break, you must notify Midway before check-out so that a replacement can be made. Guests are not permitted to alter the wiring of the television.

Recreation Deck. The recreation deck, except for the swimming pool, is open at all times, on condition that no noise or activity on the recreation deck disturbs any resident. The Association does not assume any responsibility for persons using any facilities on the recreation deck. Use of any of the facilities on the recreation deck shall be at the occupant’s and guest’s sole risk. While there are no specific age restrictions upon children’s use of the various facilities on the recreation deck, parents and/or their guardians must adequately and safely supervise their children whenever their children are present on the recreation deck. Smoking is not permitted on any part of the recreation deck that is not a Board Designated smoking area.

Barbecues. Subject to availability, occupants may cook on the recreation deck from 8:00 am to 10:00 pm using the installed cooking facilities. Reservations are not necessary but may be made with Security if desired.

Containers. No containers of glass or other breakable material are allowed on the recreation deck.

Swimming Pool.
A. The pool and the surrounding areas are for the exclusive use of occupants and guests. Hours of operation are between 8:00 a.m. and 9:00 p.m.
B. There is no lifeguard on duty. Occupants and guests use the pool at their own risk.
C. Hairpins and similar items must be removed before entering the pool.
D. Glass or other breakable containers must not be brought into the pool area.
E. No large flotation devices, such as air mattresses or inner tubes, may be brought into the pool. U. S. Coast Guard-approved or otherwise attachable small personal flotation devices only may be used.
F. “Horseplay,” running, screaming, throwing, or tossing any objects, or other loud or boisterous behavior is not permitted in the pool area.
G. Swimmers must wear proper swimming attire.
H. Diving or jumping into the pool is not permitted.
I. No one in a dripping wet bathing suit shall enter the elevators or other common areas of the
building from the pool.
J. Board of Health regulations, particularly Section 61, Personal Regulations (excerpted below), will be strictly observed:
1. “All persons known to be or suspected of being afflicted with infectious disease,
suffering from a cough, cold or wearing Band‐Aids or bandages shall be excluded from bathing in the swimming pool.”
2. “Spitting, spouting of water, blowing the nose in the swimming pool are strictly
prohibited.”
K. Special toddler diapers shall be used to prevent contamination of the pool.
7.9. SPA. All of the rules outlined in Section 8 above (Swimming Pool) shall also apply to the use of the spa, except that no flotation devices of any kind shall be permitted in the spa.
No person may use the spa without proper supervision if the use of the spa would pose a risk to the person’s health, safety, and/or welfare without such supervision.
Occupants and guests are expected to utilize reasonable judgment in deciding whether the use of the spa is suitable for themselves and/or those under their supervision. Elderly persons, pregnant women, infants, persons on medication, and those with health conditions requiring medical care including diabetes, heart disease, and high or low blood pressure should consult with a physician before using the spa to understand thoroughly any risks involved.
Caution should be taken to keep hair and body parts away from drain outlets and other mechanical equipment in the spa.
7.10. SAUNAS. The saunas are dry heat facilities. Hours of operation are between 8:00 a.m. and 10:00 p.m. A key is required for access to the saunas and showers. Washrooms, restrooms, saunas, and showers will be secured between 10:00 p.m. and 8:00 a.m. No liquid of any sort is permitted inside the saunas.

Please don’t forget to switch off the air conditioning BEFORE YOU LEAVE the unit for a few hours and at departure.

Any violation of the house rules can be fined by the Building Management and will be transferred to the guest.

INDEMNITY. GUEST SHALL INDEMNIFY, DEFEND, RELEASE, AND HOLD HARMLESS THE RENTAL PROPERTY OWNER, MANAGER, THE AOAO, AND THEIR RESPECTIVE MEMBERS, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, AFFILIATES, AGENTS, AND REPRESENTATIVES (“RELEASED PARTIES”), FROM AND AGAINST ANY AND ALL CLAIMS, LIABILITIES, SUITS, DAMAGES, COSTS, LOSSES, OR EXPENSES OF ANY NATURE WHATSOEVER, INCLUDING ALL ATTORNEYS’ FEES AND LEGAL EXPENSES, INCURRED BY ANY OR ALL OF THEM ARISING OUT OF OR RELATING TO THIS AGREEMENT, YOUR RENTAL, OR USE OF ANY AMENITIES, COMMON AREAS, POOLS, HOT TUBS, SPAS, SAUNAS, BALCONIES, CONTENTS, BODY BOARDS, BEACH CHAIRS, SNORKELS, OR ANY OTHER ACCESSORIES.

LIMITATION ON LIABILITY. UNDER NO CIRCUMSTANCES AND NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL THE RENTAL PROPERTY OWNER, MANAGER, THE AOAO, OR ANY OTHER RELEASED PARTIES BE LIABLE TO YOU OR ANY OTHER PERSON FOR ANY DAMAGE, THEFT, PERSONAL INJURY, DEATH, OR INDIRECT, SPECIAL, INCIDENTAL, OR CONSEQUENTIAL DAMAGES OF ANY CHARACTER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR YOUR RENTAL. IN NO EVENT WILL THE RENTAL PROPERTY OWNER, MANAGER, THE AOAO, OR ANY OTHER RELEASED PARTIES BE LIABLE FOR ANY DAMAGES OVER THE AMOUNTS PAID BY YOU IN CONNECTION WITH THIS AGREEMENT, EVEN IF MANAGER, THE RENTAL PROPERTY OWNER OR ANY OTHER RELEASED PARTIES SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGES.

We had a great stay at this location! The place was very clean with an amazing view, and the host was wonderful!
The unit has a Frame TV with Art Mode, and the screen wouldn’t fully turn off. We messaged the host about it, and they got back to us right away. The view of Diamond Head and the ocean is a million bucks. The place was quiet, cozy, and very comfortable. The elevators worked perfectly and were very fast. The unit is remodeled with a modern, stylish feel. All the amenities worked perfectly, there were plenty of towels, and the bedding was clean and comfortable. Instructions were clear and easy to follow.
I accidentally forgot to leave the parking pass inside after we checked out, but when I called back, they gave me easy access to the unit so I could return it as instructed. Very friendly, prompt, and amazing communication throughout our stay.
I would absolutely love to stay at this place again. Mahalo!
